UAE Golden Visa in 2026: The Updates Worth Knowing

Off-plan property now counts in full, mortgaged homes still qualify and there is a route that needs no property at all. What actually changed, and who each route suits.

The UAE Golden Visa has changed more in the past two years than in the five before it, and 2026 brought one of the most consequential updates yet for property buyers. If you have been putting off looking at it because the criteria seemed out of reach, they may not be any more.

Here is what is worth knowing this year.

1. Off-plan property now counts in full

This is the biggest change. Previously, buyers of off-plan property generally had to have paid a substantial share of the purchase price before they could apply. That requirement has been removed, and off-plan purchases are now treated as fully eligible.

For anyone buying into a project years from handover, that moves the Golden Visa from something you wait for to something you can pursue at the point of purchase.

2. The property threshold is AED 2 million

The headline number has been stable: AED 2 million in UAE real estate. Two details make it more reachable than people assume.

**Mortgaged property counts.** You do not need to own the property outright — it can be mortgaged up to half its value, so the cash actually required is considerably less than the threshold implies.

**Joint ownership works.** Couples and co-investors can combine, subject to a minimum share per owner. This is how a lot of families qualify without any single person hitting AED 2 million alone.

3. The salaried route is AED 30,000 a month

You do not need to buy anything. Employees on a monthly salary at or above AED 30,000, with a valid employment contract, can qualify on income alone.

The point people miss is that the salary generally needs to have been consistent for several months before you apply — it is not enough to have just signed a contract at the threshold. If you are approaching it, the clock starts when the salary does.

4. Founders and business owners have their own route

You do not have to be an employee or a property investor. Entrepreneurs can qualify through their business, broadly on one of two bases: a company turning over above roughly AED 1 million a year, or backing from an accredited business incubator.

This is the route most relevant to anyone reading this while setting up a UAE company. It is worth understanding early, because how you structure the company and where you license it can affect whether this path is straightforward or awkward later.

5. It is ten years, and it is genuinely different from a normal residence visa

Two things separate the Golden Visa from a standard residence visa, and both matter more than the length.

**No employer sponsor.** You hold it in your own name. Your residency does not end because a job does.

**No six-month rule.** A standard UAE residence visa typically lapses if you stay outside the country for more than six months. The Golden Visa does not work that way, which is why it suits people who split their time between countries.

You can also sponsor family members, including a spouse and children, for the same duration.

6. Approval is not automatic, whichever route you use

Meeting a threshold makes you eligible to apply. It does not make approval a formality. Applications are assessed by the UAE authorities, and they can request further documents, take a different view of your evidence, or decline.

Treat any adviser who guarantees you a Golden Visa with real caution. Nobody outside the authorities can promise the outcome.

What to do if you think you qualify

Check which route fits you before gathering paperwork, because the evidence differs sharply between them: title deeds and mortgage statements for the property route, salary certificates and contracts for the employment route, audited accounts or incubator documentation for the entrepreneur route.
